Use of the directory

over55s.au is provided as-is for informational purposes. Village data is sourced from public registers and operator submissions; while we make best efforts to keep it current, we don't warrant accuracy. Verify directly with the village before any contractual or move-in decisions.

Operator subscriptions

Listed-tier subscriptions are billed monthly or annually via Stripe. The 30-day free trial begins on subscription creation. You may cancel any time from your dashboard. Cancellation takes effect at the end of the current billing period; the listing reverts to Free tier on cancellation.

Inquiry overage at $40 per qualified inquiry beyond the 30/month included applies only when overage is opted in via the operator dashboard.

Acceptable use

Don't use the directory or our APIs to scrape data wholesale, impersonate another operator, submit spam inquiries, or in any way that breaches Australian law. We may suspend accounts that violate these terms.

Disclaimers

over55s.au is not affiliated with any state retirement village regulator or government department. Fees, contract terms, and Deferred Management Fees (DMF) shown are indicative only — final figures are set out in the village's contract and disclosure documents. Verify all financial figures directly with the village and seek independent legal and financial advice before signing.

Liability

To the maximum extent permitted by Australian Consumer Law, our liability for any claim is limited to the amount paid in the preceding 12 months.

Changes

We may update these terms. Material changes are notified via the operator dashboard and email at least 14 days before they take effect.
